The problem is the clay soils that are common in southeast Texas.  These clay soils have a moisture absorbing property that results in the soils expanding and contracting during different weather seasons.  During rainy or wet weather the clay soils will absorb water and expand significantly in volume.  During hot and dry weather or droughts the clay soils will lose water to evaporation and plant and tree withdrawal.  When the soils lose significant amounts of water they will contract or shrink significantly in volume.
